Building Engineer 
The primary duty of a Building Engineer is the overall appearance and condition of the assigned property. Specifically, a Building Engineer is responsible for maintaining the mechanical, life safety, electrical, plumbing and hardware systems of the assigned property in superior working condition and excellent appearance. The Building Engineer works under the direct supervision of the Lead Engineer and the Chief Engineer and is responsible to them for the coordination and execution of scheduled activities, including corrective, preventive and client-initiated maintenance. The Building Engineer assumes the responsibilities of the Lead Engineer in the event of his/her absence. The Building Engineer will assist the Lead Engineer in the performance of preventive and corrective maintenance, respond to service requests, and take on such other duties as are assigned by the Chief Engineer, Lead Engineer or Client Services Coordinator when assigned. He or she will maintain the building operating routine and carry out scheduled tasks at the highest level of efficiency and operation. A Building Engineer is to perform his or her duties in a timely, conscientious manner and to maintain good communication with other building staff. Building Engineers report to the Lead Engineer for specific duties and assignments, the property manager for general operations, the chief engineer for training and engineering matters and the building services manager for support and assistance.
Specific Responsibilities
  • Exhibit proper use and care of company property such as any company vehicles, tools, communication equipment, uniforms or any other item belonging to the company which the engineer may have access to during working hours.
  • Prepare timecards and time sheets in a timely, accurate and neat manner.
  • Operate building equipment and systems in accordance with the instructions of the Lead Engineer and within the parameters of the designed sequence of operation. Perform preventive and corrective maintenance as scheduled and directed by the building senior engineer.
  • Monitor all work on the buildings life safety systems to ensure they are always available and operating at peak efficiency, and that when they are disabled for maintenance or repair that appropriate announcements and signs are posted.
  • Have the skills needed to conduct preventive maintenance, troubleshoot or repair: boilers, VAV boxes, heat pumps, Atu’s, major and minor pumps, control systems, ventilation equipment, hardware, and plumbing systems in the assigned building.
  • Maintain good reading and writing skills as well as show his or her ability to initiate and communicate information thoroughly and accurately with Clients and other building staff.
  • Maintain positive Client Relations, respond to all Client requests in a timely, efficient manner and follow through with work orders and assignments until they are completed to the client’s satisfaction.
  • Maintain a positive team spirit necessary to further the goals of The St. James (TSJ).
  • Do whatever is required in the normal conduct of business to ensure customer satisfaction and that the buildings cleanliness and maintenance operations are carried out on a daily basis.
  • Identify and purchase repair parts and supplies as needed to maintain the mechanical, electrical, plumbing, hardware, and lighting systems of the building and to maintain the approved level of inventory of light bulb and mechanical spare parts.
  • Make budgeted expenditures or contract for services on behalf of the building as directed by the Chief Engineer, Lead Engineer or Sr. Director of Operations, and unbudgeted expenditures with specific approval of the Chief Engineer.
  • With other building staff maintain the cleanliness of all building mechanical and electrical rooms and see that they are kept clean, neat and in excellent condition always. He or she will also ensure that such rooms are not used for improper storage.
  • In the absence of the Chief or Lead Engineer schedule and coordinate weekend and night engineering services for his or her building.
  • In the absence of the Lead Engineer coordinate proper coverage of all building staff positions with the Chief Engineer or Lead to ensure that temporary staff is available to cover absences.
  • Inspect the building mechanical areas and common areas, reporting problems to the Chief Engineer, Lead Engineer or Sr. Director of Operations as appropriate.
  • The Building Engineer is responsible for learning procedures for the operation of other STJ properties, standing extra duties, working overtime, and covering additional buildings as needed to meet the needs of the company.
Reporting Responsibilities 
  • The Building Engineer reports to the Chief Engineer and Lead Engineer for the maintenance and repair of building mechanical, electrical, plumbing, hardware, and life safety systems.
  • The Building Engineer reports to the Chief Engineer and Lead Engineer (or Sr. Director of Operations) when assigned) for day-to-day operations and client relations.
